Developer Presses to Demolish Derelict Benfield Motors Site for Care Home

One of Morpeth's most prominent empty sites could soon be cleared. The developer behind an approved care home on the former Benfield Motors garage on Hillgate is pushing to get on with demolishing the derelict buildings, subject to the council signing off the outstanding conditions.

The scheme, from Roseville (Hillgate) Ltd, was granted planning permission by Northumberland County Council. It would replace the long-vacant garage, widely regarded locally as an eyesore, with a care home providing 105 en-suite apartments, made up of single rooms and larger suites, along with parking and landscaping. The building would range between three and five storeys.

What is holding it up

With the principle of the development already agreed, the remaining hurdles are the detailed conditions rather than the plan itself. These include the method of demolition and associated survey work, which have to be discharged before the bulldozers can move in. The developer is keen to press on and clear the site while those conditions are finalised.

Best for: The care home is approved. The current step is agreeing how the derelict buildings are safely taken down.

For residents, the practical interest is in seeing a tired corner of the town finally brought back into use. A cleared and rebuilt site removes a persistent eyesore near the town centre and puts the land to use for care accommodation, which the county has an ageing population to plan for.
