Plans Lodged for 500 Homes in Final Phase of Morpeth's Cottingwood Scheme

The largest chapter of one of Morpeth's biggest housing developments has reached the planning stage. Homes England has submitted a reserved-matters application for phases 3 and 4 of Cottingwood, on the northern edge of the town, setting out plans for around 500 new homes.

Cottingwood sits on the former St George's Hospital site, about a mile and a half from the town centre, and has been built out in phases over several years. Phases 3 and 4 are the biggest single element of the overall scheme. The reserved-matters application fills in the detail the council still needs to see, including layout, appearance, drainage and landscaping.

What the plans include

Beyond the homes themselves, the proposals set out a local centre made up of two buildings, one of which is earmarked as a pub. The intended use of the second building has not been confirmed, with retail, business or health uses among the suggestions, and areas of open space are also included. Around 16 per cent of the homes would be affordable, which works out at roughly 80 affordable homes across the two phases.

Best for: Phases 3 and 4 are the largest part of Cottingwood, adding 500 homes, a local centre and around 80 affordable homes.

Homes England, the government's housing agency, is seeking a development partner to actually build out this final stage, so securing the detailed planning consent is an important step towards getting spades in the ground. For nearby residents, the plans are worth a look because they shape not just the number of homes but the everyday things that come with them, from the new local centre to open space and how traffic is managed.
